Egypt’s Mediterranean coast has become the single most important destination in the country’s real estate market. According to The Board Consulting, as reported by Daily News Egypt in June 2026, the North Coast accounted for nearly one-third of national gated-community sales over the past two years: about EGP 1.2 trillion out of a national total of roughly EGP 3.2 trillion across 2024 and 2025.
A record 2024, a calmer 2025
Sales on the coast surged by 278% year-on-year in 2024, driven largely by the launch of Talaat Moustafa Group’s SouthMED. In 2025, North Coast sales eased by about 20% to roughly EGP 518 billion — still a very large market by any measure.
What it means for buyers
The coast is no longer only a summer market: year-round communities, hotels and services are turning it into a place to live and invest. Location, access and the developer’s delivery record matter more than ever. Wealth Estate Development’s Porto Golf building in El Alamein is one of our completed North Coast projects.
