According to The Board Consulting, as reported by Daily News Egypt in June 2026, the <strong>North Coast<\/strong> accounted for nearly <strong>one-third<\/strong> of national gated-community sales over the past two years: about <strong>EGP 1.2 trillion<\/strong> out of a national total of roughly <strong>EGP 3.2 trillion<\/strong> across 2024 and 2025.<\/p>\n<h2>A record 2024, a calmer 2025<\/h2>\n<p>Sales on the coast surged by <strong>278%<\/strong> year-on-year in 2024, driven largely by the launch of Talaat Moustafa Group\u2019s <strong>SouthMED<\/strong>. In 2025, North Coast sales eased by about 20% to roughly <strong>EGP 518 billion<\/strong> \u2014 still a very large market by any measure.<\/p>\n<h2>What it means for buyers<\/h2>\n<p>The coast is no longer only a summer market: year-round communities, hotels and services are turning it into a place to live and invest. Location, access and the developer\u2019s delivery record matter more than ever.
