Egypt is putting more weight on “real estate export”: selling Egyptian property to foreign buyers who pay in foreign currency.
What has changed
Recent reporting describes easier rules for foreign ownership, a lower property value — reported at US$300,000 — for citizenship through real estate investment, and an online platform being developed to market Egyptian units abroad. Since March 2024, foreign buyers have been required to pay from abroad in hard currency.
The rules that still apply
Foreign ownership is governed by Law 230 of 1996, which allows a non-Egyptian to own up to two residential properties. Buyers should confirm the current requirements with a lawyer before purchasing.
Where foreign demand goes
Daily News Egypt notes that Egypt has already shown success in this segment, especially in Red Sea destinations, where foreign buyers account for a significant share of transactions. The North Coast, Alexandria and Cairo’s new cities are increasingly on foreign buyers’ lists.
