Dubai Property Market Q3 2026: Off-Plan Leads as Mid-Market Homes Dominate

Dubai’s property market stayed busy through the third quarter of 2026. Figures published from Dubai Land Department (DLD) data show about AED 90.6 billion in transactions across roughly 36,700 residential and commercial deals. Some industry reports put the quarter slightly higher, at around AED 92.9 billion, depending on the cut-off date used.

Off-plan remains the engine

Off-plan residential sales reached about AED 41.6 billion across 23,457 transactions, keeping new launches the largest segment of the residential market.

The mid-market dominates

Homes priced below AED 3 million accounted for 84.3% of all transactions in Q3, up from 82.5% in Q2. Demand is being driven by end-users and first-time investors rather than only the luxury segment.

Where the deals happened

Dubai South led all residential communities by transaction volume, with 5,165 deals. Commercial activity added about AED 18 billion across 2,789 transactions.

What it means for investors

Strong off-plan volumes and a broad mid-market base point to sustained demand, but they also make developer selection and payment-plan terms more important. Our UAE team reviews each project’s developer track record, escrow arrangements, handover timelines and realistic rental yields before recommending an investment.
