Egypt’s North Coast Captures a Third of National Real Estate Sales

Egypt’s Mediterranean coast has become the single most important destination in the country’s real estate market. According to The Board Consulting, as reported by Daily News Egypt in June 2026, the North Coast accounted for nearly one-third of national gated-community sales over the past two years: about EGP 1.2 trillion out of a national total of roughly EGP 3.2 trillion across 2024 and 2025.

A record 2024, a calmer 2025

Sales on the coast surged by 278% year-on-year in 2024, driven largely by Talaat Moustafa Group’s SouthMED launch. In 2025, North Coast sales eased by about 20% to roughly EGP 518 billion — still a very large market by any measure.

The wider market enters a correction phase

A May 2026 review of developer results described the national market as entering a correction phase, with Egypt’s top developers reporting combined sales of about EGP 271 billion for the period.

What it means for buyers and investors

A more balanced market usually gives buyers more room to negotiate on price and payment plans. It also puts the spotlight on delivery: a developer’s track record of completing projects on time matters more than launch-day pricing. Wealth Estate Development builds across Alexandria, Cairo and the North Coast, and our team can help you compare projects on quality, location and delivery history.
